Recent home inspection (Feb 2017) from previous buyer

Budget

Preliminary guesses at what needs to be done and what it might cost just to get us started.

Lot and general comments

415 West Chestnut, Rogers.  1 St North of WalnUt. (View from the south)
Exterior is asbestos siding.  (not overly pretty but needs replacing ??)
WINDOWS are VINYL and window trim appears to be some kind of plastic too ?
electrics on 2nd floor are almost new.  electrics on 1st floor are vintage
roofing is fairly new but there are some bumps showing through it.
the carport(north east corner) needs to be demolished

CARPORT needs demolishing

(very) Rough layout of 2nd floor. While the floor runs into the eves of the house in the main area, its not usable space.  

The 2nd floor toilet is also under a slope and only usable by (small) children

1st floor bedrooms

"Master bedroom" in the Nort-West corner of the 1st floor

TiNy closet. no BATHROOM and windows on both external walls mean nowhere sensible to put the bed :-)

BED 2, a good size but again too many windows, for good bed placement. and a tiny closet   FLOOR is DAMAGED AND MINIMALLY NEEDS refinishing

BED 3 is PLEASANT BUT (ALMOST) NO CLOSET JUST A SMALL SPACE UNDER THE STAIRS AND ITS AN (UNECESSARY)  WALKWAY FROM BEDROOMS TO KITCHEN AND BREAKFAST AREAs.  PERHAPS THIS COULD  BECOME MASTER CLOSET AND/OR  BATH ??

Bathrooms

BATH 1  between MASTER BED AND 2nd BED.  The only shower in the houSe and the bath (at least) needs replacing

BATH 2 - a bit cramped with the BATH, floor is laminate and fixtures are not in keeping.

Kitchen and dining area

Breakfast area - this is nice :-)

View NORTH in the kitchen.  poorly laid out , old cabinets, basic finishes and laminate floor needs to go.  full remodel.

Living Area

LIVING ROOM - fireplace area

VIEw from fireplace to second seating area (could be better lAid out ?)  THE bump out in the middle contains the stairs.  

THE stairs stairs are very, very steep  really need to be replaced just for safety.  to do that they probably need to change direction .  could we do that into some of the living room space ?  perhaps open stairs ?

2nd Floor

open area on 2nd floor, nice windows at the endbut it really needs a SHED(?) dormer or two to make the space more usable.  With that this could be a bedroom in it's own right

Bedroom 4 : Finishes are basic., more windows would be nice, needs a closet but it works as a bedroom

A Shed dormer (like this ONE) could make the upstairs MUCH more usable.  Is this possible?  is the roof too shallow ?

There is an additional room upstairs (no picture) that might make a decent office.

There is also a toilet, above the BATH 2 on the first floor, but it also needs some height to be usable.  Another dormer?  Can we get a shower in there ?

Exterior

View from the garden look,ing south.  Master bed to the right, bed 3, bath 2 , breakfast room and the utility room at left.    great spot for a gazebo ?

the utility room may need demolishing ?

exterior, east.  carport is falling apart and needs demolishing.  concrete pad may make a good dog-run

detached garage.  wondering about adding a breezeway to the house, or perhaps filling this space with another stucture, part garage, part utility room ?
